The Position

Reporting to the Director, Physical Plant and Security, the Maintenance Supervisor is responsible for the effective daily operation of the Redeemer University buildings including the academic building and student residences, and the grounds to ensure a safe and healthy environment for employees, students and visitors. The Maintenance Supervisor supervises minor repair and renovation work, and projects tendered out to contractors and assigns work to and supervises the maintenance technicians, and casual and student maintenance employees.

Responsibilities

The Maintenance Supervisor is responsible as follows for:

a) Repair and Maintenance of all buildings including academic buildings and student residences

  • proactively monitors the condition of campus facilities and takes corrective actions to ensure department standards and community expectations are met. This includes plumbing, electrical, HVAC, carpentry, flooring, ceramics, tiling, drywall repairs, roofing, windows, doors, siding, painting, and any other tasks that arise.
  • develops preventative maintenance schedules and oversees their completion.
  • hires, trains, and manages the performance of employees working in the Physical Plant.
  • prioritizes, plans and schedules maintenance repairs and projects.
  • responds to after-hours emergencies, determines corrective measures needed and calls in the appropriate staff or contractor to resolve the problem.
  • ensures that heavy machinery and lifting devices are in good working order and maintains an adequate inventory of supplies and tools.
  • recommends improvements to buildings and grounds to the Director, Physical Plant and Security.
  • assists the Director, Physical Plant and Security in energy savings initiatives.
  • supervises the completion of repair and renovation projects tendered out to contractors.

b) Health & Safety/Risk Management

  • conducts daily inspections of the academic building and tests and maintains the life-saving equipment on campus including record-keeping to ensure a safe and healthy environment for employees, students and visitors.
  • responsible for training the fire wardens and conducting fire drills.
  • conducts a health and safety inspection of the student residences each semester to ensure a safe and healthy environment for students living on campus.
  • ensures that the necessary repairs are conducted in a timely manner and provides a report to the Director, Physical Plant & Security for the Joint Health & Safety Committee as necessary.
  • understands and ensures that the work performed is in compliance with occupational health and safety act and regulations.
  • maintains Material Safety Data Sheets pertinent to the maintenance department.
  • ensures that employees supervised receive all required occupational safety training.

c) Grounds keeping

  • oversees the lawn cutting, flower bed maintenance, tree trimming and landscape repair on the Redeemer campus to support a safe and aesthetically pleasing environment.
  • oversees timely removal of snow along with salting and/or sanding on campus to keep slips and falls to a minimum and actively participates in snow and ice control.
  • ensures that snow clearing vehicles and equipment are maintained in good working condition and recommends changes or additions to the “fleet”.

d) Budget Management

  • assists in the preparation of the Physical Plant operations and capital assets budgets and provides cost estimates on maintenance and renovation work.
  • works with suppliers and contractors to obtain the best pricing and value for the organization.
  • negotiates cost savings opportunities with company representatives and suppliers.

e) Other

  • deputizes for the Director of Physical Plant and Security.
  • attends ad-hoc building committees to provide design input.
  • performs other job related duties as assigned.

Preferred Skills and Attributes

  • Minimum of five years of supervisory experience in building maintenance or construction.
  • Ability to supervise and train employees, to include organizing, prioritizing and scheduling work assignments.
  • Knowledge of construction and renovations of institutional and residential facilities and a background that demonstrates the ability to problem solve and meet deadlines.
  • Ability to participate in the planning and constructing of new buildings, as well as major renovations and repair projects.
  • Demonstrated understanding of the safe use of tools of the trade and proper use of personal protective equipment related to trade.
  • Working knowledge of building and fire codes and safety procedures and knowledge of Material Safety Data Sheets..
  • Demonstrated ability to read, interpret and build to blueprints, drawings and specifications.
  • Knowledge of customer service standards and procedures.
  • Ability to provide technical guidance and leadership to professional personnel in areas of expertise.
  • Experience in writing, interpreting and enforcing maintenance contracts.
  • Valid driver’s license and safe driving skills.

Education, Training & Certifications

  • Bachelor’s Degree in industrial engineering, construction management or related field or equivalency which includes licensure/certification in one or more related trade disciplines
  • Certificate or diploma in construction/facility maintenance management, or related institutional/industrial/commercial experience where in-service development programs are equivalent in content and rigour to professional association/government licensing protocols.
